TARIFFS
Prenotazioni tramite il sito ufficiale Brezza di Sale
✔ Flessibilità e Convenienza.
💳 Modalità di pagamento
- È richiesto un acconto pari al 30% dell’importo totale al momento della prenotazione, al fine di riservare l’appartamento per le date selezionate.
- La prenotazione si considera definitivamente confermata solo al ricevimento del saldo completo.
- Il saldo del restante importo deve essere effettuato entro il termine indicato nel riepilogo di prenotazione e nella comunicazione ricevuta al momento della conferma (entro 7 giorni lavorativi prima della data di arrivo).
- In caso di mancato pagamento del saldo entro il termine previsto, la prenotazione si intenderà automaticamente annullata, anche tramite i sistemi automatici di gestione.
- Eventuali pagamenti effettuati oltre il termine previsto non comportano il ripristino automatico della prenotazione, che potrà essere considerata annullata e soggetta a nuova disponibilità e condizioni aggiornate.
- In tal caso, l’acconto versato sarà trattenuto e non sarà rimborsabile.
🔁 Condizioni di modifica e riutilizzo
- L’acconto del 30% non è rimborsabile in nessun caso.
- In caso di rinuncia alla prenotazione, l’importo versato potrà essere riutilizzato esclusivamente per una nuova prenotazione presso la struttura Brezza di Sale entro 180 giorni dalla data di arrivo originaria (data entro cui dovrà essere effettuata la nuova prenotazione).
- Il riutilizzo dell’importo non costituisce in alcun caso diritto al rimborso, né totale né parziale, ed è soggetto alle condizioni tariffarie applicate al momento della nuova prenotazione.
- È consentita una sola modifica della prenotazione. La modifica si considera effettuata al momento della conferma delle nuove date.
- La richiesta di modifica deve essere comunicata almeno 7 giorni prima della data di arrivo. Le richieste di modifica comunicate oltre tale termine non potranno essere accolte.
- La prenotazione non è trasferibile a terzi senza autorizzazione della struttura.
📆 Gestione delle date
- Le nuove date sono soggette alla disponibilità della struttura al momento della richiesta.
- La modifica della prenotazione è subordinata alla conferma delle nuove date da parte della struttura.
- Il riutilizzo dell’importo avverrà sulla base delle tariffe applicate al momento della nuova prenotazione.
- Se la nuova prenotazione ricade in un periodo con tariffa superiore, sarà richiesto il pagamento della differenza.
- Se la nuova prenotazione ricade in un periodo con tariffa inferiore, non è previsto alcun rimborso della differenza.
⚠️ Nota
- Decorso il termine di 180 giorni senza utilizzo, l’importo versato sarà considerato definitivamente perso.
- In caso di mancata presentazione (no-show) o partenza anticipata, tutti gli importi versati non sono rimborsabili.

Cancellazione gratuita:
Per le tariffe flessibili, la cancellazione è gratuita se comunicata entro 7 giorni prima della data di arrivo.
In tal caso, sarà rimborsato l’importo effettivamente versato, secondo la modalità di pagamento utilizzata.
Per cancellazioni comunicate oltre tale termine, non è previsto alcun rimborso.
In caso di mancata presentazione (no-show) o partenza anticipata, non è previsto alcun rimborso degli importi versati.

Pagamento effettuato:
- Il pagamento, anche parziale (acconto), comporta l’accettazione integrale e senza riserve delle presenti condizioni.
Tasse di Soggiorno:
- Le tasse di soggiorno, ove previste, possono essere incluse nel totale della prenotazione oppure richieste separatamente, a seconda della tipologia di prenotazione.
- L’importo è determinato dal Comune in base all’età degli ospiti e sarà calcolato al momento della registrazione dei documenti o, se possibile, già in fase di preventivo.
- L’eventuale nullità, inefficacia o inapplicabilità di una o più clausole non comporta l’invalidità delle restanti disposizioni, che resteranno pienamente valide ed efficaci.

The reservation is considered confirmed only upon receipt of full payment of the selected rate.
Any automatic communications generated by the system do not constitute final confirmation.
In the event that the reservation is made less than 7 days prior to the arrival date, immediate payment of the amount stipulated in the chosen rate is required.

DISCOUNT CODES
Validity of promotions and discount codes
Promotions and discount codes offered by Brezza di Sale are subject to limited availability and may be changed, suspended or deactivated at any time, even without prior notice.
The final amount will always be shown at the time of booking and will only be binding after confirmation by the guest.
CHECK-IN AND CHECK-OUT TIMES
Check-in is available from 15:00.
Check-out must take place by 10 a.m. on the day of departure.
Different times (early check-in or late check-out) can be agreed upon subject to availability e compatible with organisational requirements of the structure.
Requests from guests who have booked directly with us will have priority, whenever possible.
Confirmation of any early entry may be communicated only on the day of arrivalonce the actual availability has been verified.
LATE ARRIVAL AND NO-SHOW
If the guest expects to arrive at a later date than indicated in the booking, he is requested to inform the lessor in advance.
- The reservation can be kept active only if agreed in advance with the lessor
- No reimbursement for nights not used due to late arrival.
If instead:
- the guest does not arrive by midnight of the day scheduled for arrival, and has not agreed otherwise with the lessor: the reservation will be considered lapsed and will be automatically deletedwithout any right to reimbursement, as lacking the minimum notice of 7 working days.
EARLY DEPARTURE
In the event of early departure by the guest, there are no refunds for unused nights.
LIABILITY
The amount exact tourist tax will be calculated according to the municipal regulations in force at the time of the stay.
This amount will be paid by the guest when checking in online, or at the same time as the balance payment depending on the platform where the stay was purchased, and will always be indicated as a separate item.
ANIMAL POLICY
The landlord accepts no liability for any theft, loss or damage to the client's property, whether inside or outside the flat, even if such events occur as a result of a break-in.
- The client shall also be jointly and severally liable for any damage caused to the flat, the common parts of the building or the property therein by him or any additional guests.
- The customer also undertakes to comply with all local regulations, laws and regulations in force during the stay.
- In the event of breakdowns, malfunctions or force majeure that may temporarily restrict the use of the flat, the lessor undertakes to resolve the problem as quickly as possible, but no reimbursement or compensation shall be due.
POSSIBLE DEPOSIT AND MODALITIES
Animals are currently not allowed.
- Any special requests must be assessed and agreed with the landlord prior to confirmation of the booking.
- The unauthorised introduction of pets will incur a minimum penalty of €250 for extraordinary cleaning and sanitisation costs and/or immediate removal from the premises, with no right to reimbursement.
IDENTIFICATION AND MANDATORY DOCUMENTS
In specific cases (e.g. large groups or long stays), a deposit of 150 euros may be required, which is communicated at the time of booking. This amount may be included in the final balance or paid separately.
LIMITS AND RESPONSIBILITIES
Obligatory documents
In order to comply with the law, the valid documents of all guests must be provided before entering the flat. Under no circumstances will guests be allowed to stay if they have not provided their personal details.
Number and identification of guests
- The number of guests present must correspond to that indicated in the booking.
- Any changes, including the entry of additional guests, must be communicated in advance e approved by the landlord.
- Access will be allowed only after the check-in procedure, which provides:
- the presentation of a valid identity document for each guest.
- the direct confrontation between the document and the person presentin accordance with current regulations.
⚠️ Under no circumstances will unidentified persons or persons who have not provided their personal details be allowed to stay.
The customer is responsible for the behaviour of any accompanying or additional guests he or she brings into the facility.
LAST-MINUTE BOOKINGS
The exceeding the number of guests provided for in the reservation made, if not authorised in writingmay entail:
- the application of a criminal;
- or the immediate termination of the residence contractwithout any right to reimbursement.
The customer is responsible for the behaviour of all guests he introduces in the structure.
It also answers jointly and severally also for any damages damage to the flat or the common parts of the building or the property therein.
VALIDITY TERMS AND CONDITIONS
Reservations made close to the arrival date are subject to availability.
In such cases, immediate payment of the full amount by credit card (Stripe), PayPal or instant transfer is required.
The reservation is considered confirmed only upon actual receipt of payment. In the absence of the same, access to the flat cannot be guaranteed.
OTHER CONDITIONS OF STAY
La This Booking Policy applies exclusively to bookings made directly with Brezza di Sale, (e.g.: Site, WhatsApp, e-mail: official)
For bookings made through external portals (such as Booking.com, Airbnb, etc.), the conditions published on each platform at the time of confirmation shall apply.
This Reservation Policy has contractual value in accordance with Article 1341 of the Italian Civil Code and is deemed to be accepted in full at the time of reservation.

Safeguard Clause
The invalidity, ineffectiveness or unenforceability of any individual clause of this Policy shall not entail the invalidity of the entire agreement, which shall remain valid and binding on both parties.

Per ciascuna prenotazione fanno fede le condizioni in vigore al momento della conferma, come pubblicate sul sito ufficiale di Brezza di Sale.

DEFINITIONS
Minimum age for the booking manager
The reservation must be made by an adult. The person making the reservation must be at least 18 years old and be present during the stay.
Accidental damage and post-stay liability
If, following the stay, damage is found to the flat or its equipment, the landlord reserves the right to claim compensation even after check-out, subject to photographic documentation.
External Events
The landlord is not liable for disruptions or inconveniences caused by external events not directly attributable to the facility (e.g. power cuts, public works, weather).
Smoking ban
Smoking is strictly forbidden inside the flat.
In the event of non-compliance, an amount of €250 will be charged for extraordinary sanitation, without prejudice to any greater damages.
In the event of repeated violation, the establishment may order the immediate termination of the stay without the right to a refund.
Place of jurisdiction
For any dispute concerning the interpretation, execution or termination of this agreement, the Court of Verona shall have exclusive jurisdiction, without prejudice to the mutual commitment to seek, where possible, an amicable and collaborative solution, in the respect and interest of both parties.
Legal note on translations
Translations of this Booking Policy are provided as a courtesy. In the event of discrepancies, the Italian text shall prevail.
Protection of personal data
Pursuant to Regulation (EU) 2016/679 (GDPR), the personal data provided by guests (such as name, surname, email address, telephone number, document details and booking data) will be processed exclusively for purposes related to the management of the stay, the mandatory communication to the authorities (Web Accommodation) and the provision of the requested services.
All data will be processed lawfully, correctly and transparently, with appropriate technical measures to protect them, and stored only for as long as strictly necessary.

- Lessor means Brezza di Sale, in the person of the manager in charge.
- with guest (or customer) means the person making the reservation and/or using the stay.
- with additional guests means any accompanying persons or persons introduced by the main guest.
