TERMS AND CONDITIONS
DEFINITIONS
- Lessor means Brezza di Sale, in the person of the manager in charge.
- with guest (or customer) means the person making the reservation and/or using the stay.
- with additional guests means any accompanying persons or persons introduced by the main guest.
SPECIFIC CONDITIONS PER TARIFF
🔁 Super Flexible Tariff - Refund 100%
Free cancellation up to 7 days before arrival with reimbursement of 100%
After the deadline, no refund will be possible.
Possibility of moving the living room at no additional costsubject to availability, within 7 days before the date of arrival.
If the new chosen date corresponds to a period with a higher tariff, it will be required to pay the difference.
If the new date is in a period with a lower tariff, no refund of the difference will be due.
✅ Tariff Flexible - Cancellable with Refund 70%
Cancellation possible up to 7 days before arrival with refund of 70%.
Possibility to move stay, at no extra cost, subject to availability.
If the new chosen date corresponds to a period with a higher tariff, it will be required to pay the difference.
If the new date is in a period with a lower tariff, no refund of the difference will be due.
After the deadline, no refund will be possible.

Valid only for stays of at least 7 consecutive nights.
Cancellation possible up to 7 days prior to arrival, with refund of 70%.

- If the new date is in a period with a lower tariff, no refund of the difference will be due.
- After the deadline, no refund will be possible.

No refund in case of cancellation.
No possibility of moving the date.
More advantageous price, but binding.
Validity of promotions and discount codes
Promotions and discount codes offered by Brezza di Sale are subject to limited availability and may be changed, suspended or deactivated at any time, even without prior notice.
The final amount will always be shown at the time of booking and will only be binding after confirmation by the guest.
PAYMENT METHODS
When booking, you can choose between two options:
- pour the full amount of the stay,
or
- pay an down payment of 30% of the total amount.
In case of choice of down payment:
the flat will be blocked up to 7 working days before arrival date,
for the final confirmation, it will be necessary complete the balance by that deadline.
The balance must be paid no later than 7 working days before arrival.
If the reservation is made less than 7 working days after check-inis required payment of the full amount at the time of booking.
🔒 Attentionsome tariffs (e.g. Non-Refundable Rate) could requesting full payment from the outsetwith no possibility of refund. Conditions vary depending on the tariff selected.

Any automatic communications generated by the system do not constitute definitive confirmation. The reservation is only considered confirmed upon receipt of paymentin the manner and within the timeframe indicated above
CHANGE DIRECT BOOKING
In the case of bookings made directly with Brezza di Sale, we are committed - where possible - to find an alternative solution that allows the guest to postpone or anticipate their stayprovided that the request is communicated at least 7 working days before of the planned date of arrival.
Requests will be assessed on a case-by-case basis and may be accepted subject to availability of the flat. In some cases it may be applied a date change management fee.
⚠️ Please note:
- If the new date chosen falls within a period with higher tariffyou will have to pay the difference.
- If the new date corresponds to a period at a lower rate, no reimbursement will be made of the difference.
- In the event of non-communication or late request, the ordinary cancellation conditions shall apply.
CANCELLATION POLICY
If you have already tried to reschedule your stay and a new date could not be found (for direct bookings only), please find below the cancellation terms applied.
In case of cancellation of the reservation by the guest:
- A refund of the 70% of the amount paid is possible, provided that the cancellation is requested exclusively via the dedicated online form.

The form is only valid for bookings made directly via the Brezza di Sale website or through direct contact with the landlord. - It must be completed at least 7 working days before the scheduled check-in date.
- If the full amount of the stay has already been paid, the refund will be calculated on the total agreed rate.
Deadlines and redemption limits
The customer acknowledges that reimbursement of the 70% is provided for only if the form is filled in at least 7 working days before of the date of arrival. Beyond this deadline, no refund will be due.
CHECK-IN AND CHECK-OUT TIMES
Check-in is available from 16:00.
Check-out must take place by 10 a.m. on the day of departure.
Different times (early check-in or late check-out) can be agreed upon subject to availability e compatible with organisational requirements of the structure.
Requests from guests who have booked directly with us will have prioritywhenever possible.
In periods of high attendance, confirmation of early entry may be communicated only on the day of arrivalonce the actual availability has been verified.
LATE ARRIVAL AND NO-SHOW
If the guest expects to arrive at a later date than indicated in the booking, he is requested to inform the lessor in advance.
- The reservation can be kept active only if agreed in advance with the lessor
- No reimbursement for nights not used due to late arrival.
If instead:
- the guest does not arrive by midnight of the day scheduled for arrival, and has not agreed otherwise with the lessor: the reservation will be considered lapsed and will be automatically deletedwithout any right to reimbursement, as lacking the minimum notice of 7 working days.
EARLY DEPARTURE
In the event of early departure by the guest, there are no refunds for unused nights.
TOURIST TAXES
The amount exact tourist tax will be calculated according to the municipal regulations in force at the time of the stay.
This amount will be paid by the guest when checking in online, or at the same time as the balance payment depending on the platform where the stay was purchased, and will always be indicated as a separate item.
For the year 2025/26, the Municipality of Albenga established a contribution of 1.50 € per person per nightup to a maximum of 5 nights, applicable 1 April to 31 October. (Children up to 12 years of age are exempt)
LIABILITY
The landlord accepts no liability for any theft, loss or damage to the client's property, whether inside or outside the flat, even if such events occur as a result of a break-in.
- The client shall also be jointly and severally liable for any damage caused to the flat, the common parts of the building or the property therein by him or any additional guests.
- The customer also undertakes to comply with all local regulations, laws and regulations in force during the stay.
- In the event of breakdowns, malfunctions or force majeure that may temporarily restrict the use of the flat, the lessor undertakes to resolve the problem as quickly as possible, but no reimbursement or compensation shall be due.
ANIMAL POLICY
Animals are currently not allowed.
- Any special requests must be assessed and agreed with the landlord prior to confirmation of the booking.
- The unauthorised introduction of pets will result in a penalty and/or immediate removal from the premises without any right to reimbursement.
POSSIBLE DEPOSIT AND MODALITIES
In specific cases (e.g. large groups or long stays), a deposit of 150 euros may be required, which is communicated at the time of booking. This amount may be included in the final balance or paid separately.
IDENTIFICATION AND MANDATORY DOCUMENTS
Obligatory documents
In order to comply with the law, the valid documents of all guests must be provided before entering the flat. Under no circumstances will guests be allowed to stay if they have not provided their personal details.
Number and identification of guests
- The number of guests present must correspond to that indicated in the booking.
- Any changes, including the entry of additional guests, must be communicated in advance e approved by the landlord.
- Access will be allowed only after the check-in procedure, which provides:
- the presentation of a valid identity document for each guest.
- the direct confrontation between the document and the person presentin accordance with current regulations.
⚠️ Under no circumstances will unidentified persons or persons who have not provided their personal details be allowed to stay.
The customer is responsible for the behaviour of any accompanying or additional guests he or she brings into the facility.
LIMITS AND RESPONSIBILITIES
The exceeding the number of guests provided for in the reservation made, if not authorised in writingmay entail:
- the application of a criminal;
- or the immediate termination of the residence contractwithout any right to reimbursement.
The customer is responsible for the behaviour of all guests he introduces in the structure.
It also answers jointly and severally also for any damages damage to the flat or the common parts of the building or the property therein.
MINUTE BOOKINGS
Last minute bookings are welcome, subject to availability of the flat. In these cases, confirmation will be subject to actual receipt of payment of the full amount by credit card or, alternatively, by instant bank transfer.
Please note:
The reservation is considered confirmed only after the actual payment of the full agreed rate, failing which entry to the flat cannot be guaranteed.
VALIDITY TERMS AND CONDITIONS
La This Booking Policy applies exclusively to bookings made directly with Brezza di Sale, via the official website, WhatsApp or email.
For bookings made through external portals (such as Booking.com, Airbnb, etc.), the conditions published on each platform at the time of confirmation shall apply.
This Reservation Policy has contractual value in accordance with Article 1341 of the Italian Civil Code and is deemed to be accepted in full at the time of reservation.

Safeguard Clause
The invalidity, ineffectiveness or unenforceability of any individual clause of this Policy shall not entail the invalidity of the entire agreement, which shall remain valid and binding on both parties.
Updating of conditions
The conditions of stay may be updated at any time, and only those in force at the time of booking, as published on the official Brezza di Sale website, apply.

OTHER CONDITIONS OF STAY
Minimum age for the booking manager
The reservation must be made by an adult. The person making the reservation must be at least 18 years old and be present during the stay.
Accidental damage and post-stay liability
If, following the stay, damage is found to the flat or its equipment, the landlord reserves the right to claim compensation even after check-out, subject to photographic documentation.
External Events
The landlord is not liable for disruptions or inconveniences caused by external events not directly attributable to the facility (e.g. power cuts, public works, weather).
Smoking ban
Smoking is strictly forbidden inside the flat. In case of non-compliance, a penalty for extraordinary sanitation may be charged.
Place of jurisdiction
For any dispute concerning the interpretation, execution or termination of this agreement, the Court of Verona shall have exclusive jurisdiction, without prejudice to the mutual commitment to seek, where possible, an amicable and collaborative solution, in the respect and interest of both parties.
Legal note on translations
Translations of this Booking Policy are provided as a courtesy. In the event of discrepancies, the Italian text shall prevail.
Protection of personal data
Pursuant to Regulation (EU) 2016/679 (GDPR), the personal data provided by guests (such as name, surname, email address, telephone number, document details and booking data) will be processed exclusively for purposes related to the management of the stay, the mandatory communication to the authorities (Web Accommodation) and the provision of the requested services.
All data will be processed lawfully, correctly and transparently, with appropriate technical measures to protect them, and stored only for as long as strictly necessary.
